Moving from Al Hamdaniyah to Al Rawdah: a plan between two homes

When a family moves from Al Hamdaniyah to Al Rawdah, what matters is less the distance than what changes between the two homes: the number of rooms, the shape of the entrance, where the truck can stop, whether there is a storeroom, annex or small garden, and how furniture will be spread over the rooms. The reason may be that the new home is closer to work, school or relatives, or that it is smaller or larger than the old one. Either way, a move between two districts of the city needs a plan that answers practical questions: what do we take, what do we leave, what do we get rid of, and in what order do we load and unload?

This page describes what we normally do on this route, from inventory and preparation to the final arrangement in the new home, with practical examples.

Step one: take stock of both homes

Before you book, compare the two homes on paper. How many bedrooms in each? What are the sizes of the living room and majlis? Does the new kitchen differ in a way that affects freestanding units? Is there a storeroom, roof or garden? This inventory decides what will move and what will not find a place. You may find that a wide wardrobe will not fit a smaller room, or that a large sofa needs a bigger living room. Write these notes down and call us before the date so we can suggest solutions such as dismantling, re-planning or temporary storage for some pieces.

Outdoor furniture and the storeroom: what many forget

Most people think of bedrooms and the living room and forget what sits outside: garden chairs, balcony tables, outdoor toys, maintenance tools and cleaning equipment stored in the yard. These need cleaning and drying before loading and partial wrapping so they do not dirty indoor furniture, and sometimes dismantling, such as balcony awnings and children's swings. If the new home has no room for them, it may be a chance to donate or sell. In the storeroom we sort by weight and use: heavy items in sturdy boxes, seasonal items in numbered bags, and anything not needed is left behind.

Order of work in Al Hamdaniyah

We work from top to bottom and from farthest to nearest the exit. We start with the storeroom, roof and rarely used rooms, then the main rooms, and at the end the kitchen and living room that the family uses until the last moment. We dismantle beds and wardrobes, wrap mirrors and glass, and gather large appliances near the door. For details on Hamdaniyah see disassembly and assembly in Al Hamdaniyah.

In a home with two floors or more we plan the interior staircase route from the start, protect banisters and walls at turns, and arrange for one person to direct movement so two carriers never meet on the stairs.

Loading order: make the new home ready step by step

Good loading means that what you need first comes off the truck first in Al Rawdah. So we load seasonal items, storeroom contents and heavy sturdy pieces first, and last the first-night boxes, children's beds and basic kitchen items. On arrival we unload the last first. This simple order means the family sleeps in a made bed and eats in a working kitchen that evening, even if the rest stays in boxes for days.

Receiving in Al Rawdah

Al Rawdah has many multi-storey buildings and flats, so we suggest asking building management about move rules, hours and lift booking. With the crew we choose a drop-off point close to the entrance, prepare a clean safe route for loads and protect the lift floor and corners. For what we do in the district see furniture moving in Al Rawdah, disassembly and assembly in Al Rawdah and packing in Al Rawdah.

If the new home is a smaller flat than your old house, some large pieces may need permanent dismantling or temporary storage. We explain the options before deciding, and arrange storage if needed.

Items that will not fit the new home

Sometimes a comparison shows that certain pieces will not work in Al Rawdah: a sofa bigger than the living room, a wardrobe taller than the ceiling, a bookcase that does not suit the wall. You then have four options: sell or donate the piece, store it for later, alter it by dismantling and shortening if possible, or keep it and move it until your space changes. At inspection we help estimate what is worth moving and what is not, and for storage we point you to furniture storage in Jeddah.

Timeline for moving day

  1. Arrive in Al Hamdaniyah and inspect furniture, entrance and carrying route.
  2. Dismantle beds and wardrobes and wrap glass and mirrors.
  3. Load the storeroom and seasonal items first.
  4. Load main furniture, then first-night boxes last.
  5. Drive to Al Rawdah and tell building management the arrival time.
  6. Unload first-night boxes and children's beds first.
  7. Assemble beds and wardrobes, then distribute the remaining furniture.
  8. A final check with you and a record of any note.

Common mistakes when moving between two districts

  • Assuming a short distance means faster work, so preparation is neglected.
  • Not measuring the new rooms, so furniture that does not fit is loaded.
  • Forgetting the storeroom and yard until the last moment.
  • Leaving essentials at the bottom of the truck.
  • Not booking the lift in the new building.
  • Not telling neighbours about the move date, which delays work.

What affects the cost

We give an estimate once we know the details and do not quote fixed prices. Cost is affected by the volume of furniture and the number of rooms, the presence of a storeroom or outdoor furniture, the floor and lift in the new building, the need for dismantling, assembly and packing, the road and how far the truck is from the entrance. Send us a short description of both homes and we will reply.

Before you call

Prepare the number of rooms in both homes, whether the old home has a storeroom or outdoor furniture, whether Al Rawdah has a lift and on which floor, and whether you have large pieces to dismantle. Then contact us by phone or WhatsApp to agree a suitable date.

Handover checklist for the old home

Before leaving the Hamdaniyah home for the last time, check these: go through all rooms, cupboards, the storeroom and the roof; switch off electricity, water and gas; photograph the meters; hand over the keys as agreed; remove personal items from the yard; and do not leave sensitive items or medicines in kitchen drawers. Then compare the numbered boxes with the loading list and confirm the number of dismantled large pieces matches our record. After arriving in Al Rawdah repeat the same review before the crew leaves.

Large appliances: fridge, washer and oven

These need special handling in any move, even between nearby districts. We suggest emptying and switching off the fridge well before the date so ice melts and the inside dries, fixing doors and glass shelves with suitable tape, moving it upright as far as possible, and leaving it standing for some hours in the new home before switching on, as many manufacturers advise; check your appliance manual. The washing machine needs water drained from hoses and the drum locked with transit bolts if you have them. For the oven we wrap glass and racks and protect the front from scratches. See our guide to moving household appliances safely.

The majlis and guest room

In many homes the majlis needs the most care because it holds large sofas, carpets and ornaments. We cover sofas with cloth and an outer plastic layer, roll carpets rather than fold them, protect glass tables with layers and wrap lighting and ornaments in separate boxes. On unloading in Al Rawdah we decide where the sofas go before bringing the carpet in, so carpet is not dragged out of place and the crew does not tire. If the new majlis is smaller, we suggest a layout that keeps space to move and places the largest pieces on the longest wall.

Protecting floors and walls in the new home

The new home is where you will live for years, so we never skimp on protecting it. We lay floor protection along the carrying route over marble, tile or parquet, cover wall corners at turns and lift heavy furniture rather than drag it. We keep wet boxes and damp items off timber. If your floor is especially delicate, tell us before we start so we choose better covers. The same applies to the lift and stairwell of the building, which we protect as far as possible and leave clean when we finish.

After the move: small administrative tasks

Once the furniture has settled, a few small tasks tend to be forgotten: updating your address with those who write to you, informing the internet, electricity and water providers, updating delivery details in shopping apps, and telling school or work the new address. Write a list before the move and keep it on your phone. It is not part of our service, but it helps the family settle faster.

Leftover items after the first load

No move is free of small things left behind a door: a bag of clothes forgotten in the washing machine, a box in the storeroom, cleaning tools needed for a last clean before handing the home over. Leave these in one clear place and tell the crew leader at the start so they are not forgotten. If something does not fit the truck you can carry it in your own car in a separate trip, which is easy in short moves between two districts. What matters is knowing from the beginning what goes with the truck and what stays with you to organise.

Frequently asked questions

Do you move outdoor furniture and storeroom items?

Yes. We move outdoor furniture and storeroom items after they are cleaned, dried and wrapped for their type, and we dismantle what needs it.

What if the new home is smaller than the old one?

We review with you what the space can take and suggest dismantling, temporary storage or donating what does not fit.

Can first-night boxes be arranged early?

Yes. We load first-night boxes, children’s beds and kitchen basics last so they come off first.

Do you coordinate with building management in Al Rawdah?

We suggest informing management and booking the lift in advance, and we work within the building’s rules.

Can the move be split over two days?

Yes. Essentials can move first and other items later, with careful box numbering.
