Moving in Al-Andalus: flats, apartment blocks, lifts and limited parking

Al-Andalus is a well-known district of Jeddah, and most people who ask us to move them there live in flats inside apartment buildings. That shifts the focus away from villa moves. Here the challenge is less about the number of rooms and more about the daily details of the building: when can the lift be used, where can the truck stop, does management allow moves at any hour, and how wide is the door the furniture must pass through? These small questions decide whether a move runs smoothly or stalls at the first occupied lift.

This page speaks to people moving between two flats, from a flat to a villa, or from a family home into a smaller flat. It explains how we plan around the building itself, how we handle the lift, the entrance and the parking, how we deliver and assemble new furniture you have bought from showrooms, and what helps in small flats and studios where every centimetre counts.

The lift comes first: how it shapes everything

In multi-storey buildings the lift controls the speed of the job. Some lifts are small and fit only a few items, some must be booked with management, and some may not be used at certain times. We ask about this before agreeing a plan: will the lift take an upright fridge? Can a dismantled bed fit? What are the dimensions of the interior door? If the lift is small we plan to dismantle large pieces in the flat and use the stairs for long items that will not fit in the lift.

In some buildings management asks for the lift walls and floor to be covered. We bring blankets and cardboard for that, and we do not start carrying before the lift is protected, because a scratch in a shared building can quickly turn into a dispute with management or neighbours.

Truck parking, management and neighbours

In many crowded districts truck parking is limited, and the crew may have to wait or stop a little further away. We ask you to tell us where a truck can stop or to speak to the doorman or management about a temporary space. It also helps to tell neighbours on your floor and nearby floors about the moving date so they expect movement and noise. This simple coordination reduces friction, speeds up work and makes moving day less stressful.

If management requires fees, a deposit or written permission to move, ask a few days before the date, not on the morning itself. Some buildings do not let the crew in without prior approval, and that can delay the truck by hours.

Small flats and studios: every centimetre matters

In a small flat the question is the opposite one: what happens if furniture does not fit the new place? Before moving, measure the rooms of the new flat and the width of its doorways, and compare them with your current furniture. If many pieces will not fit or will not have a place, decide before moving day: will you sell some, store some, or give some away? Many families move all their furniture into a smaller flat and then have to move it again a few weeks later, which costs them twice.

See our page on moving a studio or single-person flat, which looks at this situation from the angle of fewer belongings and compact living, and our storage service if you want to keep pieces that the new flat cannot hold.

New furniture from showrooms to your flat

Many flat dwellers buy new furniture from showrooms and need it delivered and assembled. That differs from moving used furniture in two ways: pieces often arrive in factory packaging, and they need to be built from scratch following instructions. We check the dimensions before delivery, make sure the furniture will pass through the door and lift, then assemble it and place it. It is best to tell us what you have bought before delivery so that we bring the right tools. See our disassembly and assembly service for more.

Dismantling and reassembling inside the flat

In flats with narrow doors dismantling is almost always needed for large wardrobes and beds. We number the parts and put the screws in labelled bags showing the piece and the room, and we photograph the assembled piece before taking it apart so that we can rebuild it exactly as it was. On arrival we start with the bed and the main wardrobe, then the other pieces. We do not leave furniture dismantled after the move unless we have agreed that with you.

Heat and humidity inside closed buildings

Flats in Jeddah depend heavily on air conditioning, and during the summer stairways and corridors can be hot and stuffy. We take short breaks to drink water and protect heat-sensitive items such as mattresses and appliances. If your new flat has been closed for a while, it is best to switch the air conditioning on well before the furniture arrives so that the space cools down, because timber furniture dislikes sudden changes in temperature and humidity. Our packing tips include more on protecting items in heat.

Moving at month end versus mid-month

Many leases end on similar dates, which makes the end of the month busy for movers. If you can choose a date in the middle of the week or the start of the month you will have more flexibility in booking and may get the lift without a queue. For more about timing see our guide on the best way to plan moving and storage in Jeddah.

What affects the price for flats

We do not publish fixed prices. The estimate depends on the number of rooms and amount of furniture, the floor and the presence and size of a lift, whether the truck can park close or far, how much dismantling and assembly is needed, and the date. We give you an idea once you describe the flat and send photos. You can read our furniture moving in Jeddah page for the general factors.

Common mistakes when moving flats

  • Not asking about the lift and building rules before the date.
  • Relying on the truck stopping at the entrance without arranging it first.
  • Buying new furniture before measuring the doors and lift.
  • Moving a full household into a smaller flat without deciding what will not fit.
  • Not telling neighbours, so noise becomes a complaint.
  • Leaving dismantling to the last moment instead of doing it in the flat beforehand.

Checklist for flat moves

  • Ask management about lift booking, moving hours and any fees or conditions.
  • Send photos of the entrance, lift and interior doors, and the number of floors.
  • Measure doors, the lift and the big furniture.
  • Decide what will be moved and what will be sold, stored or donated.
  • Disconnect appliances and empty the fridge and washing machine a day ahead.
  • Tell neighbours and agree where the truck will park.
  • Prepare the keys to the new flat and make sure it is clean.

Moving between two flats in the same building or street

Sometimes a resident moves to another flat in the same building or the next street. It may look simple, but it needs good organisation or it turns into chaos on the stairs. We suggest agreeing a clear start time, preparing the new flat before carrying begins, and assigning at least one person to receive and direct. If there is a shared lift between the two flats its use must be organised so that neighbours are not blocked.

Packing for flats: tidy boxes and good covers

In flats we prefer medium, uniform boxes that are easy to stack in the lift and corridors. Avoid boxes that are too heavy to lift comfortably, and write the room on each. Read our packing tips if you want to pack yourself, or ask for our packing service. Photos are useful to document the condition of furniture and the flat before the move.

Furnished flats and short lets

Some residents leave furnished flats and only need to move personal belongings and a few appliances, not a full set of furniture. The job is then faster and smaller, and perhaps a small vehicle and two crew members are enough. Tell us what really needs to move so you do not pay for a bigger crew and truck than you need.

Step by step on moving day in an apartment building

  1. Arrive, decide where the truck stops and speak to the doorman or management if needed.
  2. Protect the lift with blankets and confirm the hours it can be used.
  3. Start with large pieces that need dismantling inside the flat before moving them to the corridor.
  4. Carry boxes and small items in the lift in organised batches that do not block other residents.
  5. Carry large appliances upright once they have been emptied and their doors secured.
  6. Stack furniture in the truck with heavy pieces at the bottom and mattresses where they will not be crushed.
  7. Walk through the old flat room by room to check that nothing has been left behind.
  8. At the new flat direct each item to its room and reassemble what was taken apart.

The final check before leaving the old flat saves you a return trip: look inside drawers, high cupboards, the balcony, the laundry area and under beds, because those are the places where items are most often forgotten. Photograph the empty flat before handing over the keys if that helps when you return it to the owner.

Air conditioners and fixed appliances in flats

Many flats have split air conditioners, water heaters and wall-mounted appliances. If you want to take an air conditioner with you, a qualified AC technician should remove it and refit it, and recharge the gas if necessary. We help you arrange the timing so that the unit is ready to be removed before the crew arrives. Smaller appliances such as microwaves, washing machines and fridges are moved after being emptied and dried. If you own very large appliances, tell us their dimensions so we can plan how they will get through the door and lift.

Keys, handover and the condition of the flat after the move

Before leaving, make sure you hand over keys, cards and any remote controls for the building or car park, and keep a copy of any handover record with the owner or management. After the move check the walls, doors and floors of both flats and photograph any issue straight away rather than waiting until the next day. That quick record protects you and the crew if any disagreement arises later and makes the conversation with the owner or management clearer.

How to contact us

Call us or send a WhatsApp message with a description of the flat, the floor, the type of lift and photos of the entrance. We then agree the date, the number of crew and the steps. We do not promise a fixed time before we know the details of the building, because moves in apartment blocks depend on factors outside the crew's control, such as the lift and parking.

Frequently asked questions about moving in Al-Andalus

Do I need to book the lift before moving?

Ask the building management or doorman, because some buildings require booking or set moving hours. We suggest asking a few days before the date.

What if the lift is small?

We dismantle large pieces in the flat, carry long items by the stairs and plan the load in batches that suit the lift's capacity.

Do you assemble the new furniture I bought from a showroom?

Yes. We deliver new furniture from the showroom or warehouse to your flat and assemble it following the instructions. Tell us what you bought before the date.

Can you move just a small amount of furniture?

Yes. We choose the crew and vehicle according to the amount of furniture, so a large truck is not always needed.

How much does moving a flat in Al-Andalus cost?

We do not publish fixed prices; the cost depends on rooms, floor, lift, dismantling and assembly. Send a description and photos for an estimate.
