Duplex and Townhouse Moving: One Home on More Than One Level
Duplexes and townhouses have become common in Jeddah, and they share one trait that changes how a move works: the interior staircase. In an ordinary apartment, pieces go out of the front door into a corridor and then a lift or shared stairwell. Here a piece must first come down from the upper floor by an internal stair that may be narrow, winding or covered in marble, then cross the ground floor and then leave by the entrance. That means two stages of carrying instead of one, and any error in measuring or lifting shows up on a staircase where it is not easy to step back.
So we do not see a duplex as a small villa or a large apartment. We see it as a multi-level home with its own plan: first measuring the stairs and doors, then splitting the crew, then deciding what to dismantle and what to move whole, and then arranging loading so workers do not crowd the staircase.
What Marks a Duplex or Townhouse Move
- An interior staircase that everything on the upper floor must pass, with bedrooms often upstairs.
- Marble, ceramic or parquet floors and stairs that need protection.
- Narrow entrances in gated compounds or terraced rows.
- Limited parking in front of the row and less manoeuvring room than for a stand-alone villa.
- Roofs, small gardens and annexes that may hold outdoor furniture or storage.
- Compound management or close neighbours affected by noise and carrying.
Measuring Before Any Promise
We measure first because the interior stairs are the dividing line between a piece that comes down and a piece that jams. We measure the width of the stairs between the two walls or between wall and handrail, the ceiling height at the turn, the landing space at each bend and the width of doors on both floors, then compare with the size of the pieces. A tall wardrobe, a bed with a full frame or a corner sofa might pass in some homes and need dismantling in others. If an inspection is not possible, photos of the stairs from below, from above and from the turn are enough.
| Part of the home | Usual challenge | What we do |
|---|---|---|
| Upstairs bedrooms | Heavy beds and wardrobes coming down the stairs | Remove frames and doors and wrap the parts |
| Interior staircase | Narrow, turns, handrail | Corner protectors and a signalled, coordinated carry |
| Ground-floor living room | Large pieces and marble floors | Cover the floors and load large pieces first |
| Kitchen | Many appliances and utensils | Prepare appliances and wrap utensils |
| Roof or garden | Outdoor furniture exposed to dust | Clean, wrap and then move |
Splitting the Crew into Two Groups
The best way to move a multi-level home is to split the workers into two groups: one on the upper floor dismantling, wrapping and bringing pieces to the top of the stairs, and one on the ground floor receiving them, taking them to the vehicle and arranging them. This way not everyone stands on the stairs at once and pieces do not pile in a narrow corridor. A lead in each group coordinates with the other by signal or voice so that one group does not start lowering a piece while the other has not cleared the path. At unloading we reverse the roles: one group receives from the vehicle on the ground floor and one carries upstairs.
Protecting Stairs and Floors
Marble and parquet are among the quickest surfaces to scratch when moving heavy furniture. We lay friction-resistant covers along the carrying path, fit protectors on corners and edges, wrap the legs of heavy furniture with soft material before lifting and carry rather than drag except when necessary and after protecting the floor. Handrails and glass doors are passed with care and doors are fixed open. If you have delicate items in the home such as a hanging chandelier by the stairs, a statue or a framed work, tell us so we can allow for them.
What We Dismantle and Wrap
In a duplex dismantling matters more than in apartments, because every large piece goes down the stairs first. We take apart beds with large frames, doors and shelves of tall wardrobes, sections of big bookcases and glass tabletops. Parts are numbered and screws are gathered in bags fixed to the pieces. Learn about the service on the furniture disassembly and assembly page and the packing and wrapping page.
Order of Work on Moving Day
- A quick inspection on arrival and a review of the list of large pieces with the person in charge.
- Cover the stairs and floors and fit protectors on corners.
- Move boxes and light items from the upper floor to free the rooms.
- Dismantle large pieces upstairs, wrap them and bring them down in coordination.
- Load heavy pieces from the ground floor first and then the boxes.
- Check both floors, the roof, the store room and the annex before leaving.
Narrow Entrances and Limited Parking
A townhouse in a gated compound or a terraced row does not usually offer wide parking for a large truck, and the compound may refuse some vehicles or fix hours for moving. So we ask for the compound name, how entry works and the permitted hours, and advise contacting management in advance. If the street is narrow we may use a smaller vehicle on several trips rather than a large one that blocks the road.
Appliances and the Kitchen in a Multi-Level Home
A large fridge, a washing machine and kitchen appliances need a clear path and fixed doors, and moving them from an upper floor, if they are there, is much harder. We prefer heavy appliances to be brought down by four trained hands using lifting straps. In most homes the large appliances are on the ground floor in the kitchen, so we move them early in the day to free the kitchen and open the path. If you have split air conditioners to remove, book a technician beforehand and see our air conditioner removal and moving page.
The Roof, the Small Garden and the Annex
Many townhouses have a roof, a small garden or an annex, places owners often forget during the inventory. Outdoor seating, barbecues, plants and tools can fill a small vehicle on their own. We clean them and wrap what needs protection, move plants with care or advise leaving them if moving does not suit them. See our garden and outdoor furniture moving page.
Receiving in the New Home
If the new home is also a duplex, the process repeats in reverse: from the vehicle to the ground floor and then upstairs. It helps to decide beforehand which room on which floor will receive which pieces and to tape paper signs to the doors. We suggest assembling the master bedroom beds first, then wardrobes, then preparing the living room and kitchen. It is wise to measure the new home's doors and stairs before the move, because some pieces that came through the old door may not fit through the new one.
What Determines the Cost
The cost is affected by the number of floors, the volume of furniture and the number of large pieces, by dismantling and wrapping, by the number of workers needed, by access conditions such as parking and entry permission, and by the distance between the two homes. We do not publish fixed prices; we give you a price after inspection or photos. See how moving prices are set in Jeddah for details.
Common Mistakes in Duplex Moves
- Booking the same crew size that would be used for an apartment with the same number of rooms.
- Neglecting to protect marble and handrails.
- Leaving dismantling until the moment of lowering and jamming a piece on the stairs.
- Forgetting the roof and annex in the inventory.
- Not checking the compound's moving rules before the date.
- Not measuring the stairs and doors at the new home.
Checklist Before Moving Day
- Tell us the number of floors and the shape of the stairs and photograph them.
- Identify large pieces and which will be dismantled.
- Contact compound management if there is one.
- Empty and disconnect the fridge and washing machine before the date.
- Clear the stairs of items, shoes and obstacles.
- Keep documents and valuables in a bag with you.
Children and Elderly Family Members During the Work
In multi-level homes the staircase is both the main carrying route and the family's daily route, so we advise children and elderly relatives to stay on a floor or in a room away from the carrying path while work goes on, and to close a door or place a gate at the top of the stairs if there is a small child. If someone must use the stairs we pause the carry for a moment and give them priority. These small details reduce the risk of accidents and make moving day calmer for everyone.
Why Three Knights for Duplex Moves
Because we start with the stairs and measure them, split the crew by floor, protect the floors, and dismantle and reassemble to suit the pieces. If your home is a stand-alone villa see our villa moving steps, and if it is an apartment see apartment moving. Call us or message us on WhatsApp with the number of floors, photos of the stairs and your date and we will give you a clear plan.
Frequently Asked Questions
How is moving a duplex different from moving a normal apartment?
A duplex or townhouse has an interior staircase and several levels, so pieces must be carried between two levels before they reach the vehicle. That calls for a bigger crew, a floor-by-floor plan and protection for stairs and floors.
Do you dismantle large furniture before bringing it down from the upper floor?
Yes. We take apart pieces that will not pass the interior stairs whole, such as some wardrobes and beds, wrap the parts and reassemble them in the new home.
Do you protect the stairs and marble?
We fit protectors on corners and blankets on the steps most likely to scratch, carry pieces so they do not rub the walls and warn you about fragile points.
How many workers does a townhouse move need?
It depends on the amount of furniture and the number of floors. We usually split the crew into two groups, one upstairs and one downstairs, and set the number after a description or an inspection.
Do you move roof and small garden furniture?
Yes. We move roof and small garden furniture after cleaning it and wrapping what needs protection.
How is the price set?
By the volume of furniture, the number of floors and large pieces, the dismantling and packing needed, the vehicle and the distance. We agree the price before starting.
