Moving at the end of a lease in Jeddah: one hour can decide your deposit
Every tenant knows the feeling. The lease is about to end, the new flat is ready or nearly ready, you have a fixed handover date with the landlord or agent, and a whole household of furniture has to leave within a window that does not allow delay. Moving at the end of a lease is not a routine move. It is tied to a hard deadline, to the condition of the flat you hand back, and sometimes to a deposit or settlement that depends on the state of walls, doors and floors. So it needs planning that takes all of this into account: when do we start, how do we protect the flat while furniture comes out, and what happens if the new place is late?
This page deals with that situation specifically: a move tied to the end of a tenancy in Jeddah, whether you are going to another rented flat, to a home you own or out of the city. We explain how to set a realistic timeline, how to protect the old flat during the move, what to document, and how to cope with a gap between moving out and moving in. We should say that we are a moving company, not a legal body, so we do not advise on contractual rights and obligations, and we suggest you check your contract or the relevant authority in any dispute.
The timeline: start well before the end
The biggest mistake is to begin preparing in the last week. It is better to start well before: decide your move-out date, confirm when the new flat is available, and book the moving crew early, because dates close to the end of the month get crowded when many leases end around the same time. Leave yourself a day or two after the move to clean the old flat and hand it over, and if you can, avoid making moving day the very last day of the lease, because any small delay then puts you under real pressure.
- Weeks before the lease ends: set your move-out and move-in dates, book the crew and start sorting belongings.
- A few days before: pack what you do not need daily and get rid of what you will not take.
- The day before: empty the fridge and washing machine and prepare the essentials bag.
- Moving day: dismantle, wrap and carry, protecting walls and doors.
- After the move: clean the old flat, photograph it and hand it over.
Protecting the old flat while furniture comes out
The flat you are leaving will be inspected before handover, and any new scratch on walls or damage to doors or floors can turn into a discussion about deductions from your deposit. So we protect the flat during removal: we cover wall corners in corridors with foam and cardboard, protect door frames, use floor covers if the floor is delicate, and carry large pieces so that they do not rub on walls. We dismantle big furniture inside rooms before taking it out so that it does not catch on doorways. These precautions do not guarantee that no mark will ever appear, but they reduce the risk considerably.
It is wise to agree the handover date with the landlord or agent before the move begins, and to know whether they will inspect the flat as soon as it is empty or later. Handing over the keys on the agreed date saves you from problems of delay.
Documentation: photos before and after
Take photos and short videos of the flat before the move starts and again after it is completely empty, focusing on walls, doors, floors, bathrooms, kitchen and fittings. These pictures protect you if a disagreement arises over the state of the flat, and they also help if you later discover a defect that was already there. Keep a copy of the tenancy contract and any handover or takeover record. We photograph large pieces before dismantling when needed, but documenting the flat itself is your responsibility with the landlord.
When there is a gap between moving out and moving in
Your old lease may end days before your new home is ready, or finishing work or key handover may be delayed. In this case do not move furniture into a place that is not ready. The better option is temporary storage for days or weeks, then moving the furniture to the new flat once it is ready. Learn about our furniture storage service in Jeddah and our secure storage options. If you know in advance that there will be a gap, tell us from the start so we arrange the truck and wrapping in two phases.
Moving from a rented flat to your own home, or the reverse
Moving from a rented flat to your own house usually means furniture that may grow, wider rooms, and perhaps a two-storey villa. Moving from a home to a smaller flat at the end of a lease means getting rid of furniture the space cannot take. In both cases we recommend measuring the new place before moving and deciding in advance what will be moved and what will be sold, stored or donated.
Utilities: electricity, water and internet
At the end of a lease do not forget the non-furniture side: reading the electricity and water meters when you leave and settling bills, transferring or stopping subscriptions according to each provider's procedure, and cancelling or moving your internet and TV service and booking the installation at the new flat. These matters are for the relevant providers and are not part of what we do, but we mention them because forgetting them causes problems on the first day after moving.
Table: common end-of-lease situations and what we do
| Situation | Concern | How we handle it |
|---|---|---|
| Handover on a fixed date | Moving out late | Early timeline, enough crew, starting in the morning |
| Protecting walls and doors | Marks that affect the deposit | Foam, cardboard, dismantling inside rooms, covering delicate floors |
| New flat not ready | Where does the furniture go? | Temporary storage, then a second move |
| Furniture too big for the new place | Unnecessary moving cost | Decide in advance: sell, store or donate |
| Fixed appliances (AC, water heater) | Who removes them? | Coordinate with a technician before the crew arrives |
Fixed appliances: air conditioners, water heaters and kitchens
If you own air conditioners, water heaters or fitted kitchen units that you installed yourself and want to take them with you, first check whether your contract or agreement with the landlord allows it. If you take them, they must be removed by a qualified technician and reinstalled in the new flat. We carry these appliances once they have been removed, and you can see our dismantling and assembly page for what can be moved. We do not handle appliances that belong to the property owner.
A morning start and the shape of the day
At the end of a lease we prefer the crew to start early. The morning leaves room to deal with any unexpected delay before the handover time arrives, and the heat is lower in the summer months. We start with dismantling and wrapping, then carrying, and we clear the flat room by room, making sure cupboards, drawers, the balcony and the laundry area are empty before we leave. After the flat is empty you, or someone you appoint, can clean it, take the final photos and hand over the keys.
Small items forgotten at handover
The things most often forgotten when vacating are not large furniture but small items: what is in upper drawers, behind doors, on high kitchen shelves, on the balcony or roof, in the laundry or small storeroom, and cleaning products under sinks. We recommend walking through the flat yourself after the last piece has gone, opening every door and cupboard and looking under beds and behind curtains. The keys, remote controls and parking or lift cards for the old flat should all be handed to the landlord or agent rather than left in your pocket.
If the date changes or the crew is delayed
The handover date may change by the landlord's decision, or because your new flat is late. Tell us about any change as soon as you can so we can rearrange the schedule, because changing a date a few days ahead is easier than changing it a few hours ahead. If we have to change an appointment because of an emergency we will tell you immediately and try to find the nearest alternative. Early communication is the best way to avoid pressure at the end of a lease, from your side or ours.
Moving in two phases: essentials first
If your new flat is small or not completely ready, you can move the essentials first, such as a bed, a wardrobe and kitchen appliances, and leave the rest of the furniture for a second phase or for storage. This gives you flexibility and eases pressure on the new flat, but it needs two or more trips and coordination of dates. Discuss this option with us if you suspect the new flat will not hold everything from day one, and we will plan the two trips around your key handover date.
Seasonal items and things you do not need right now
A useful trick at the end of a lease is to sort seasonal items and anything you do not need two or three months ahead, such as winter clothes, camping or trip equipment, and occasion decorations. These can be wrapped early and moved or stored without pressure, and they reduce the load on the main moving day. The less there is to carry on the last day, the easier it is to keep to the deadline.
What affects the price
We do not publish fixed prices. The cost depends on the volume of furniture and the number of rooms, the number of floors and whether either building has a lift, the distance between the two properties, the amount of dismantling, assembly and wrapping, whether the move is split into two phases with storage, and the date, since slots near the end of the month are busier. We give you an estimate once you describe the flat and send photos. Our moving page explains the general factors.
Common mistakes when moving at the end of a lease
- Leaving the booking of a moving crew until the last week.
- Making moving day the very last day of the lease with no margin.
- Not protecting walls and doors while furniture is removed.
- Not photographing the flat before and after the move.
- Moving furniture into a flat that is not ready instead of using temporary storage.
- Forgetting to arrange technicians to remove air conditioners and water heaters in time.
Checklist for tenants
- Set your move-out date and the date you receive the new flat, and book the crew early.
- Review your contract and the handover conditions with the landlord or agent.
- Photograph the whole flat before the move and after it is vacated.
- Arrange a technician to remove air conditioners or fixed appliances you will take.
- Empty the fridge and washing machine the day before and prepare an essentials bag.
- Read utility meters and settle bills according to each provider's procedure.
- Hand over the keys on the agreed date and keep proof of handover.
If you are moving out of Jeddah after your lease ends
Some tenants' leases end because they are relocating to another city for work. In that case we arrange the move to your new city, and we have pages for several routes such as moving from Jeddah to Riyadh and from Jeddah to Makkah. You will need to coordinate your exit from the flat with the truck's loading time and your own travel.
How to contact us and agree the plan
Call us or send a WhatsApp message with your lease end date, the number of rooms, the floor and whether there is a lift, the location and readiness of the new flat, and photos of large furniture. We set a realistic timeline with you and decide the crew, then agree the details early. We do not promise a fixed time before knowing the details, but we work to give you a defined schedule with some margin.

Frequently asked questions about moving at the end of a lease
When should I book the movers before my lease ends?
The earlier the better, because dates near the end of the month get busy. We suggest booking weeks ahead if you can.
How do you protect the flat while moving out?
We cover wall corners and door frames with foam and cardboard, dismantle large furniture inside rooms and protect delicate floors, but documenting the flat's condition with the landlord is your responsibility.
What if my new flat is not ready on time?
Furniture can be stored temporarily and then moved to the new flat when it is ready. We arrange this in two phases.
Do you remove air conditioners and fixed appliances?
We carry them once removed and recommend a qualified technician removes and refits them. We do not deal with appliances that belong to the landlord.
How much does an end-of-lease move cost?
We do not publish fixed prices. It depends on volume, rooms, floors, lifts, distance and date. Send a description and photos for an estimate.
